A lot of the houses here are Victorian terraces and larger older homes. Their plumbing has usually been added to bit by bit, so old and new pipework often sit side by side under the same floor. Older joints can fail without warning, especially ones disturbed during other work. Getting rid of the loft tank
Many older homes here still run on a gravity-fed system: a cold tank in the loft, a cylinder in the airing cupboard and, often, a weak shower. There are two main ways to upgrade:
- A combi boiler heats water on demand, and the tank and cylinder come out. Best for smaller households with one bathroom.
- An unvented hot water cylinder stores hot water at mains pressure. Better for bigger houses with more than one bathroom. These fall under Building Regulations Part G3 and need a qualified installer, and Matthew holds the G3 unvented qualification.
Older houses with high ceilings and big rooms also lose heat fast. Swapping undersized radiators for properly sized ones is often the cheapest way to feel the difference. We do radiator replacement and installation, from a single swap to a full set.
Boilers, servicing and landlord checks
Matthew services and repairs most makes of gas boiler. A yearly service also checks the flue, which matters in older houses where it can run through awkward spaces. If you let out a house here, you need a landlord gas safety certificate every year. Matthew tests every gas appliance and gives you the CP12 record on the day.
Bathrooms
Bathrooms in older terraces are often small, with a layout that was whatever fitted when the room was first added. A shower over the bath, a better layout or a compact wet room can make far better use of the space. Matthew checks where the waste pipe can run before suggesting a layout, as that's often the limit in an older house.
