Plumber in Thatto Heath

Thatto Heath straddles WA9 and WA10, and we cover both, 24/7, every day of the year. You deal with Matthew Birchall, our Gas Safe registered engineer (number 653634), from the phone call to the finished job.

Loft tanks and combi conversions

Lots of homes here are older terraces, with post-war housing too. Many terraces still run a gravity-fed system: a cold tank in the loft, a cylinder in a cupboard and pipework patched over the decades. That means weak showers, slow-filling cisterns and, sooner or later, a leaking tank.

Converting to a combi is one of our most common jobs here. It clears out the tank and cylinder, frees up a cupboard and gives you hot water at mains pressure. Matthew checks the mains pressure and flow first. A straight combi swap takes about a day, and a full conversion from gravity-fed takes two to three. We also repair most makes, do yearly servicing, fit gas cookers and hobs, and install new combi boilers along with system and conventional models.

A combi conversion and a new bathroom fit well together, since both involve the same pipework. We fit bathrooms with tiling, showers and wet rooms, and in a terrace that often means making a small room work hard.

Landlords and CP12 checks

A lot of terraces here are rented out, and every landlord needs a gas safety check once a year. Matthew carries out the check and issues the record, usually called a CP12. If you have several houses, we can line the checks up so they fall due together. Our landlord gas safety certificate page explains the rules.

Emergency plumber in Thatto Heath

In a terrace, water from a burst pipe can travel next door, so act fast. Turn off the stopcock, switch off electrics near the leak and catch the water where you can. Then ring 07759 813431, and our emergency plumber service will take it from there. If the leak is on the public side of your boundary stop tap, it's for United Utilities.

Older terraces also see plenty of small faults: dripping taps, cisterns that run on, toilets that rock on a tired floor and leaking waste pipes. If the pipework under the sink is a tangle of old repairs, Matthew can tidy it up. The price is agreed before any work starts.

Questions about plumbing in Thatto Heath

How often does a landlord need a gas safety certificate?

Every 12 months. The check must be done by a Gas Safe registered engineer, existing tenants must get a copy of the record within 28 days, new tenants need one before they move in, and you must keep records for two years.

Can I get rid of the water tank in my loft?

Usually, yes. Switching from a gravity-fed system to a combi boiler removes the need for the loft tank and the hot water cylinder. Matthew checks the mains pressure and flow first, so you know a combi will work well in your house.

Where is my stopcock likely to be?

In most terraced houses it is under the kitchen sink. In some older homes it is under the stairs, in a cellar, or near where the water pipe enters the house. Check it turns easily, because a seized stopcock is no use in an emergency.
